As interest rates on home loans fell to 45-year lows this summer, they helped bring in record revenues on home loans for banks and other local lenders.

But with a rise in interest rates since the end of July, five local lenders, including publicly traded companies such as Anchor BanCorp Wisconsin, said they’ve seen a drastic fall in mortgage refinancing activity. The fall, they said, has wiped out 25 percent to 50 percent of their total applications for home loans and promises to cut income from both mortgage closings and sales, affecting their bottom lines and their business strategies.

The new tax law and the increasing use of adjustable rate mortgages could bring about an increase in home mortgage refinancing in the near future, according to an official of Draper and Kramer Inc., a Chicago mortgage banking firm.

“Consumers no longer can take deductions on interest for things like credit cards or loans for personal items like new automobiles or home improvements,” said Tom Adams, Hanover Park branch manager for Draper and Kramer.

The new tax law and the increasing use of adjustable rate mortgages could bring about an increase in home mortgage refinancing in the near future, according to an official of Draper and Kramer Inc., a Chicago mortgage banking firm.

“Consumers no longer can take deductions on interest for things like credit cards or loans for personal items like new automobiles or home improvements,” said Tom Adams, Hanover Park branch manager for Draper and Kramer.

If the home mortgage refinancing rush of 1992-93 was a boom, then activity of the past few months is certainly a boomlet.

Increasing numbers of homeowners both in Springfield and across the nation are taking advantage of lower mortgage rates to refinance their loans, resulting in lower monthly payments, shorter terms or to get cash for remodeling or other needs.

Anyone who expects record mortgage refinancing this year to boost retailers’ holiday sales is going to be disappointed, according to Daniel Barry, a Merrill Lynch & Co. analyst.The holiday season may be the worst in a decade, according to Barry, the top-ranked department-store stock analyst in Institutional Investor magazine’s rankings for seven straight years.
