Unfortunately, there are a lot of brokers out there that, while, qualified, lack the experience necessary to deal with more complex transactions. If you have a pretty simple deal where there’s good credit and lots of income then, potentially any broker will do. But when you get into mortgage related applications that involve things like construction financing, debt consolidation, commercial and industrial property loans, then you need to locate more of what I would call a mortgage specialist, someone who has successfully completed a number of similar transactions to the one you are considering in the past few years.
The ability to work with someone with experience that knows the ins and outs of the market and has direct relationships with different lenders can prove to be invaluable.
The best way to find the right mortgage broker is to call one up that appears to be qualified and interview them yourself regarding their related experience to situations similar to your own. If you don’t get a warm fuzzy feeling right away, then give someone else a call.
